In one case, I use powerline Ethernet, which I somehow get gigabit out of, to my great surprise. In the other (my office), I trenched conduit with cat6. I had to trench power to that building anyway, so there was no avoiding the expense.
If I were in your shoes, I’d start with powerline Ethernet. Folks will suggest WiFi, but I don’t recommend it.
