If you can buy land and a house without incurring debt.

If you don't have the money, don't do it.
I know so many people who are building a house (costs go from 600k to 800k, some even higher) and they already know their kids will inherit the debt.
And they have no rights, the state determines what and how it has to run. Do not forget the taxes on top.
