One thing that used to be common and is more fair is owner financing. You buy the house and pay the previous owner as if it were a mortgage. It's not very common now because most people need to get the full price for the house to pay off their mortgage.

To me, this just seems like a way to take advantage of people. What if you pay you house payment every month for years, then get laid off. You can't make the payment and get evicted. If you had taken a mortgate, you could sell the house and recover your equity. If you're doing rent-to-own, you're out on the street with nothing. Companies that do this with appliances actually try to get people to default because they can go rent the appliance to someone else. It's a little like a bait-and-switch.

I use it constantly. The lastest version seems to work much better. I think the features most people will miss is automatically loading videos, audio and Youtube content. It's also hard to interpret the emojis, since they are all one color. Personally, I can live without all that.
What I would like to see is better loading of referenced notes from people I don't follow. Many times they just never load for me.

You didn't specify the term (length) of the mortgage or the interest. This is important because it effects amortization rates. For example, if you take out that ammount for 30 years at 6% (common in the U.S. right now) you will make over $215k in payments (excluding taxes and insurance), but only have $50k in equity. If you sell your house, you end up with the same $50k as the bitcoin holder. Whether you come out ahead on the deal will depend on the rent paid by the hodlr, as well as local taxes and insurance.
The real error here is assuming Bitcoin will only 5x in 10 years. Hitting $250k by the end of next year is my base case for BItcoin. There are a number of positive headwinds that could push it much higher. In 10 years, I will be verry supprised if it's less than $1,000,000. Of course, I also be supprised if your house was still worth $300k.

I'd also like to point out that this applies more broadly. Having the goverment perpetrate 'charity' by force reduces the individual's ability to be charitable. Anyone who understood Bitcoin back then was doing whatever it took to get their hands on it. People had hundreds of GPUs mining in their garages. There was a guy running a drop ship company at cost just to convert USD to BTC. It's also why there were so many rug pulls and hacks. MyBitcoin.com was a full-blown web wallet that spent years developing a product and gaining trust, only to suddenly dissapear with the BTC. Crazy times.

General education about how public key crptography works would help greatly. We also need better terminology / fewer bad metaphors. No one signs a letter with their house key, so why would you sign something online with a digital key? It kinda makes sense with encryption because it's like locking something. For signatures, keys act more like seals. Anyway, the concepts aren't that hard for people if you just tell them what's going on without metaphors.

A speculative attack against the E.U. and ECB:
The concept of a speculative currency attack has been covered exhaustively elsewhere. The short version is that anyone who can borrow or print in a weak currency can make a profit by doing so and using the procedes to buy a strong currency.
Due to a 'quirk' of how the E.U. monetary union works a member country could do speculatively attack the Euro at the expense of the rest of the nations in the E.U. Usually, when a country runs a defficit, they have to essentially print money or borrow to cover it. If their deficit gets too high, their currency will lose value against other coutries' currencies. The E.U. is different. They all share the Euro as their currency, managed by the European Central Bank (ECB). However, each member country has it's own central bank. All of these central banks are allowed to print the Euro. Transferrs within the E.U. are handled by the ECB. The ECB keeps separate accounts for each member country's transferrs to the rest of the EU. All member countries are allowed to run deficits on this account, but there is no mechanism to limit the growth of these accounts. This gives any E.U. member the ability to run infinate defficits with the rest of the E.U.
A member country which wanted to do a speculative attack on the Euro could buy Bitcoin from exchanges in other member countries and run their ECB deficit up. With no mechanism for forcing settlement, this country would effective get their Bitcoin for free. It would lower the value of the Euro, but the damage would be spread accross all member countries. If they were careful about it, the rest of Europe probably wouldn't catch on until it was too late.
Note: I'm probably getting the terminology wrong, but I believe the general mechanism is correct. It has been a while since I have looked at the inner workings of the Euro.

You public key is publicly available and peole can use it to verify that messages and posts you send actually came from you. They can also use it to send you private messages. Your private key is used to sign messages and read private messages. Your private key is similar to a username/password. It effectively is your account. It can be used with any Nostr app to access your account, but make sure the app is trustworthy. Keep your private key secret and back it up.

About 10 years, unless it's poorly made, you get unlucky or you store it near a source of ionizing radiation. Wrapping it in a couple of layers of tinfoil will help somewhat. Lead is much better. Internal batteries and capacitors are a bigger risk. They can leak in just a few years and ruin your day.
Generally, I wouldn't feel comfortable haiving a single point of failure protecting any significant value. Backup your seed phrases and dirivation paths and consider multi-sig.

This is the problem. You can make people "feel" safe but you can't actually make them safe. The 'safety' provided by centrailzed platforms is an illusion. I can go on any platform, sign up and post horrible things. Sure my account will get deleted, but it will be too late. Fortunately, the danger is mostly an illusion too. No one can physically harm you over the internet. Sticks and stones, etc. If your mental state is really so fragile that you can't handle any criticism, you need to seek help.
Doxxing is a real problem. The only protection for that is taking privacy and anonymity seriously and YOU are the only person that can realistically do that. No rule, law or policeman can prevent you from sharing your personal information. It is completely brain dead to use your real name on public forums (including Facebook, Twitter and Nostr) and still expect to retain privacy. When you put your information out there, you become a public figure and lose both practical and legal privacy protections. I always hear people saying things like "oh it's all out there anyway" or "the government already knows everything." First, those are bullshit. Second, you're not improving matters by being lazy. I think a better long term strategy might be to offer software/services to content creators. If my income depended on Nostr, I would have no problem comming up with cash to support tools I depend on. There are quite a few features that don't exist in most clients that would help creators.
