I've heard of a version of this. If the market acts normal it is a pretty solid strategy but I worry about the unknown craziness that can happen in life that messes this strategy up. I'm all for it on a rental property but maybe not on my principle residence. If you use leverage correctly it can be an amazing tool to build wealth.

This happened here in Redding last night. I got a call water was coming into the inlaw's house so I ran over to help. Ended up getting stuck there for a few hours because the road in got flooded. We managed to stop the water from getting into the house with garbage bags filled with soil. It was an intense couple of hours. The only way to describe the amount of rain was it was "biblical."

yoga and don't just watch the wife do it, you actually do it too. Do it daily, get the sauna I posted the other day from Costco and start adding collagen to your morning coffee. There's probably a whole bunch of specific exercises to strengthen all the muscles that support the knees.
I go through spurts and need to be more consistent. I maintain instead of get better.
The time you had weight on put a lot of pressure on the joints. You now need to pay special attention to them.
