What separates an average Realtor from an elite Realtor? Three things that come to mind:
1. Skill in negotiation
The average Realtor wants to get the deal done and take home a paycheck. They regularly take the easy, frictionless route and don't go to bat for their client. Sure, buyer and seller are happy and meet at the closing table, but the best result was not achieved for their client.
The elite Realtor is a seasoned negotiator in real estate transactions and has many tips and tools for getting their client the best deal. They know that every word they say to the opposing agent matters and can affect the deal's outcome, so they have a trained tongue and are calculated in their speech from the time of first contact to closing.
2. Understanding the Market
The average Realtor will know what interest rates are like, be able to review comparable sales for listings, and identify if it is a buyer's or seller's market. Their lack of activity in the market leads their buyers to offer more than necessary and can lead to overpriced, stale listings.
The elite Realtor is so active in the market each week that they can carefully guide their sellers to a list price that meets their priorities and will be appropriately received by buyers. They can ascertain the opposing party's level of motivation and confidently construct offers below the asking price, winning big for their buyers.
3. Services offered for Listings
The average Realtor may hire a professional photographer for your listing, but many will skip the expense and take photos with their phone. Beyond taking photos, inputting your property into the MLS, and sharing the listing to Facebook, they don't have further means of attracting buyers to your property.
The elite Realtor always hires a professional photographer and incorporates the latest technology to enhance the consumer experience on your listing, like 3D tours, integrated floor plans, and Zillow showcase listings. They stage your property knowing it will net you thousands more on the sale, and they proactively market your property with digital ads, physical collateral, and texts/emails to other agents.
The next time you come to buy or sell, interview your agent, ask them tough questions, and make sure you are working with an elite Realtor. Average Realtors may communicate well, be your friend, and get you to closing, but you'll be missing out and leaving money on the table.
